We offer loans secured as deeds of trust recorded against all types of real estate in Southern California. Typically, these deeds of trust will be recorded in 1st, 2nd and sometimes 3rd position.
The loan types that we offer are:
Fully amortized:
The amortization repayment method provides you with the ability to repay the amount you borrow gradually over the term of the loan by making regular monthly payments of principal and interest. During the first few years, most of each payment is applied toward the interest owed. During the final years of the loan, payment amounts are applied almost exclusively to the remaining principal.
Interest-only with Balloon Payment:
The interest-only payment method provides the borrower with a payment less than a fully amortized because there is no principal payment included in the monthly amount due. Consequently there is no reduction to the principal balance when the borrower pays only the interest that has accrued during the last payment period. The payment is calculated on a simple interest basis on the principal owing. These loans generally carry a "Balloon Payment". After the term of the loan has expired, a lump sum or a "Balloon Payment" is due for the all outstanding principal and interest. In the event that the borrower has made the interest-only payment during the term of the loan, the balloon payment amount will typically be the full principal amount without any reduction along with the interest that has accrued during the last payment period.
Equity Lines of Credit:
This type of loan provides the borrower with the ability to borrow funds at the time and in the amount of the borrower’s choosing, up to a maximum credit limit for which the borrower is qualified. Repayment is secured by the equity in the properties provided for collateral. Payment amounts are calculated on a simple interest basis for the principal amount owing during the last payment period. These loans generally carry a term that ends with a "Balloon Payment".
